Upholstery Cleaning in a Manhattan Co-op: COI, Service Elevators, and Scheduling


Cleaning a sofa in a Manhattan co-op is not harder than anywhere else — but getting the equipment to the sofa can be, if nobody asked the building first. Most vendor headaches come down to three things: paperwork, the service elevator, and the front desk. Here is what to ask your management office and how a visit actually goes.

What buildings usually require

  • Certificate of insurance (COI) naming the building — standard in doorman and co-op buildings. We provide it; ask your management for the exact wording they need (some want the managing agent listed too).
  • Service elevator hours — typically weekdays 9–5, sometimes not weekends. Cleaning equipment goes up the service elevator, not the passenger one.
  • Vendor check-in — ID at the front desk, sometimes a sign-in sheet.
  • Quiet hours — extraction machines make vacuum-level noise; a few buildings restrict work before 9 or after 5.

How to book without a back-and-forth

  1. Email or call your management office once: “I am having upholstery cleaned on [date] — do you need a COI, and what are the service elevator hours?”
  2. Forward us the requirements; we send the COI within a day.
  3. We arrive inside the elevator window, check in at the desk, and set up in your apartment.

That is genuinely all it takes; the delays happen when the COI is requested the morning of.

What the visit looks like inside a small apartment

Portable extraction equipment needs a power outlet and roughly a six-foot working area. Sofas are cleaned in place — no moving furniture into the hallway. A sofa takes 45–90 minutes; sofa plus a rug about two hours; the fabric is dry in 2–6 hours and you can use the rest of the room the whole time. Parking and equipment

Parking is our problem, not yours. Technicians carry equipment from the nearest legal spot; there is no truck-mount hose through your window, so it works identically on the 3rd floor and the 30th.

Sublets, rentals and move-out

Do you need to be added to the building’s approved vendor list?

Can you come on a Saturday if the service elevator is closed?

If the building allows the passenger elevator for small equipment on weekends — yes. Otherwise a weekday slot inside the window is simpler. Ask us and we will match your building’s rules.

Will my neighbors hear it?
