What a visit actually looks like

You text photos of the piece, we send back an exact price that does not change at the door, and you pick a window. The technician arrives with portable extraction equipment, checks the fabric care code and tests a hidden spot, then walks you through what will and will not come out before anything gets wet. A three-seat sofa takes 45 to 90 minutes; add a mattress and you are at about two hours. Fabric is damp rather than wet when we leave and dries in two to six hours with a window cracked or a fan running.

Nothing hides behind the quote: pre-treatment, extraction, deodorizing and grooming are the job, not upgrades. Products are organic, pet-safe and fragrance-free by default — clean furniture should smell like nothing at all, and perfume after a cleaning usually means odor was covered rather than removed.

Manhattan buildings set the schedule, not the distance

Co-ops and condos. Most doorman buildings require a certificate of insurance naming the building and the managing agent before a vendor may work in an apartment, and each wants its own format and coverage amounts. This is routine paperwork for a company that has done it before and a wasted trip for one that has not — tell us the building and the agent at booking and the certificate goes out the same day. Many buildings also restrict vendor access to specific hours and a specific service entrance.

Pre-war apartments. Original radiators bake dust through fabric all winter, casement windows leak soot onto anything near them, and the sill seat above the radiator is the hardest-working cushion in the apartment. Cleaning before the heat comes on is the single best timing decision for pre-war furniture.

Walk-ups. East Village, West Village and Upper East Side tenement buildings mean four and five flights. Truck-mount hoses do not reach a fifth floor, which is why we run professional portable extraction — the equipment climbs whatever the sofa did.

Studios and one-bedrooms. In compact apartments the sofa is also the guest bed, and it usually sits within range of the kitchen, collecting cooking aerosols that darken armrests faster than anywhere else in the city.

• Designer and workroom-made pieces in fabrics that cannot be reordered — silk, wool, velvet and boucle get conservative method by default, with fiber and dye testing before anything gets wet.

How do I know my sofa actually needs cleaning?

Rub a damp white cloth across the seat cushion. Gray transfer means the fibers are holding soil that vacuuming cannot reach — that is the whole test. The other signal is odor released when someone sits down.

Do I need to be home for the whole visit?

Be there for the start, so you can point out every stain and hear what is realistic, and for the end, to inspect the work while we are still in the room. The middle is yours.

Will cleaning damage delicate or vintage fabric?

Not when the method matches the fiber, which is why we test a hidden spot on every piece. Old fabric and unstable dye get low-moisture treatment — and if the test says the dye will move, we say so and stop rather than risk the piece.

How long until we can use the furniture again?

Two to six hours for fabric, dry to the touch being the test. Book a morning slot and the sofa is yours again by evening.
