Guests notice the sofa and the smell before the view. For hotels, boutique properties and Airbnb hosts, upholstery is where a “clean” room quietly loses stars — a stale sofa, a mattress that has never been deep-cleaned, a lobby armchair with darkened arms. Here is how to keep soft furnishings fresh without blocking rooms.
What guests actually notice
- Odor when they open the door — padding holds smoke, food and previous guests
- Gray seat cushions and darkened armrests in daylight
- Stains on the mattress when they change a sheet or lift a corner
- Allergy symptoms overnight — dust mites in never-cleaned mattresses
Frequency by surface
- Mattresses: deep clean every 6 months in continuous use, plus a protector changed at each turnover.
- Room sofas and armchairs: every 6 months; every 3 in pet-friendly units.
- Lobby and common-area seating: quarterly — traffic is constant.
- Dining chairs and banquettes: quarterly; see restaurant seating cleaning.
Scheduling without downtime
- Turnover slots: we clean between checkout and check-in — a room’s sofa plus mattress takes about 90 minutes and is dry within the same afternoon.
- Rolling schedule: a floor or a block of units per visit, so a property is refreshed over a few weeks with no rooms pulled from inventory.
- Common areas after hours — lobby seating done overnight, dry by morning.
For Airbnb and short-term rental hosts
A pre-scheduled deep clean twice a year — sofa, mattress, rug — costs less than one bad review that mentions smell. Book it for a gap between guests; we handle building access, and for co-op or doorman buildings we bring the certificate of insurance (see Manhattan co-op logistics).
How we work with properties
Batch pricing per unit, invoicing, recurring contracts, evening and turnover-window visits — the same terms as our commercial upholstery cleaning. Fragrance-free products so rooms smell like nothing, which is what a clean room should smell like. Serving properties across Manhattan, Brooklyn, Queens and Jersey City / Hoboken.
Hospitality cleaning FAQ
How fast can a room be back in service?
Sofa fabric 2–4 hours, mattress 2–4 hours with airflow. Cleaned at 11 am, ready for a 4 pm check-in.
Can you remove smoke smell from a non-smoking room someone smoked in?
From upholstery and mattress padding — yes, with enzyme and extraction treatment; that is where the smell lives. Curtains and walls are a separate matter.
Do you offer a fixed monthly rate for multiple units?
Yes — after a first visit to see the inventory we quote a recurring rate per cycle.
