How to Read an Upholstery Cleaning Quote Line by Line

Three companies quote your sofa at $59, $149 and $320, and the descriptions are too vague to compare. That is not an accident — vagueness is what lets a low number win the call and grow later. Here is how to read a cleaning quote so that three prices become genuinely comparable.

What should already be inside the price

These are parts of cleaning, not upgrades. If they appear as separate line items, the base price is not a price for cleaning:

  • Vacuuming. Dry soil removal is step one of every legitimate process.
  • Pre-treatment. Stain-specific solutions applied and given dwell time before extraction.
  • Extraction itself — the hot solution injected and immediately recovered along with the dissolved soil.
  • Deodorizing and grooming. Neutralizing odor and brushing pile in one direction are finishing steps, not add-ons.

Line items that are legitimately extra

  • Enzyme treatment for pet urine. A real product cost and real extra dwell time — though on our visits it is standard rather than an upsell (why).
  • Fabric protector. A genuine separate product with a genuine narrow benefit (when it is worth it).
  • Specialty solvent work on S-code fabric that cannot take water-based cleaning.
  • Same-day or after-hours scheduling at some companies — not at ours, but it is a defensible line.

Red-flag lines

“Per room” pricing for upholstery. Sofas are not rooms, and a loveseat and a five-piece sectional are not the same job (why sectionals take longer).

“Deep clean upgrade.” This one deserves the most suspicion: it implies the base price buys a shallow clean, which means the advertised number was never for the service you wanted.

“Sanitizing” as a premium tier. Proper extraction with appropriate chemistry already removes the biological load. A separate sanitizing charge usually means either a disinfectant misted onto fabric — where it mostly leaves residue — or nothing at all.

“Subject to inspection.” The four words that let any number change at your door (how that visit is designed).

Four questions that make quotes comparable

  1. “Is this the final price, or can it change when you arrive?”
  2. “What exactly is included, and what would cost extra?”
  3. “What method will you use on this fabric?” — a good answer asks about the fabric first (why method depends on fiber).
  4. “How long will it take to dry?” Two to six hours is the honest range; thirty minutes means a surface pass and next-day means weak recovery (the timing guide).

Ask all four of every company, including us, and the cheapest quote usually stops looking cheapest.

What our quote looks like

One number per piece, starting at $99, covering everything above, sent back after you text photos — and it does not change at the door. Bundling several pieces into one visit lowers the per-piece price because one setup and one trip cover them all (the full price guide). +1 (631) 829-4082, 5.0 across 500+ reviews.

Quote FAQ

Why do some companies refuse to quote over the phone?

Occasionally because the job is genuinely complex. More often because a number given before the visit is a number they cannot grow later.

Should I always take the middle quote?

No — take the one whose scope you actually understand. A well-specified $149 beats a mysterious $99 and an inflated $320 with the same word count.

Is a deposit normal?

For home visits, no. For large commercial contracts, sometimes. Nobody should need your card details to hold an ordinary sofa appointment.
